It’s always interesting to look at the most recent data to identify trends. Is the median pending price significantly lower than the median listed price? This could signal declining prices. Are the number of pending and closed home sales increasing? This could signal a return to a balanced market.
Currently in Puyallup there are 855 homes for sale. In the past 30 days, 59 homes have sold, and 133 have gone pending, (offers that have been accepted by the sellers).
The median price of homes For Sale in Puyallup right now is $274,777. The median size of these homes is 2000 square feet, 3 bedroom, 2.5 bathrooms. They have been on the market an average of 129 days.
The median price of homes that have gone Pending in the past 30 days in Puyallup is $234,950. The median size on these are 2072 square feet, 3 bedroom, 2.5 bathrooms. They have been on the market an average of 83 days.
The median price of homes sold in Puyallup in the past 30 days is $232,000, the average home sold after an average of 83 days on the market. The average size of these homes was 2001 square feet, again 3 bedrooms, 2.5 bathrooms.
Notice that the median sold price is $42,000 less than the median listed price.
Pending sales have been increasing as buyers scoop up the best deals on the market. If you are selling a house in Puyallup right now, sit down with your Realtor and take a close look at your competition and make sure you are the nicest looking, best priced house for sale when held up against your competition.

Pierce County
If you are buying a home in Pierce County, and you meet certain qualifications, you may be able to receive money from Pierce County to use as the down payment on a house.
Here’s how it works:
A single mom with 2 kids (household of 3) wants to buy a house. She makes good money, $45,000 a year, and found a townhouse for $150,000 that she would like to buy. She is getting an FHA Loan, which requires a 3.5% down payment of $5250. Since she meets the income guidelines from Pierce County, she would be able to get the $5250 as a loan, at 1%. She would not have to pay back that loan until she sells her house.
